Headquartered in Anaheim, California, our field-based service and installation experts serve the daily needs of customers across much of the nation. Company History

In 1998, three premier refrigeration & HVAC service and construction companies (Scott Polar, Kimmel Motz and GHV) were purchased by Edison International to form Edison Source. With a combined 89 years of experience, the new company served commercial refrigeration & HVAC customers in 11 western states. Being founded by a leading energy company, energy utilization and optimization were primary drivers of Source since the beginning. It was this focus on energy utilization that established Source’s market-leading presence in the retail grocery industry where up to 60% of energy consumption is related to the refrigeration and HVAC systems. This energy optimization focus remains a cornerstone of its culture today.

In 2001, two former Edison executives, Brad Howard and Billy Patterson, led a management buyout of Edison Source and formed Source. Source entered the Texas market through three acquisitions in 2006. In 2011, Source expanded into the southeast United States through organic growth in Florida and the acquisition of DHR Mechanical in Georgia. Source expanded their presence in Florida in a significant way with the acquisition of Fournier Refrigeration & HVAC in 2013 and strengthened its market position in Texas in 2014 with the acquisition of Service Refrigeration Company (SRC). Source increased its market share in northern California by acquiring Refrigeration Solutions, Inc. (RSI) and Advanced Refrigeration Systems in 2016.

Each of our 700+ field service technicians is equipped with an iPhone loaded with our proprietary state-of-the-art apps. Through this device, the technician is dispatched with customer-specific instructions, can open and close work orders, manage purchase orders and on-truck inventory, and record extensive details for every service call, including photos and data on the time spent and work performed on each customer asset.


Our Service and Construction Managers are equipped with iPads, giving them instant access to timely, relevant, and detailed information while in the field.

Easy-to-read dashboard reports — fed from the information gathered through the technicians’ iPhones — allow them to proactively address our customers’ needs, spotting and reacting to negative events before they become serious and costly issues.

Intelligent Dispatch

To ensure we send the right technician to the right place at the right time, we’ve invested in a customized “intelligent dispatch system”.

When a customer requests service, this system identifies the technicians whose skills best match the customer’s specific problem — taking into account their current locations and workload — and automatically dispatches the most suitable person.

Meet Our Management Team

Anesa Chaibi, President and CEO

Anesa Chaibi
President and CEO

Ms. Chaibi is a seasoned leader with more than 30 years of operating experience at high-quality organizations. She has successfully scaled multiple businesses for both public and private companies. Notably, Ms. Chaibi served as President and CEO of HD Supply Facilities Maintenance, a leading maintenance, repair, and operations solutions provider to multifamily, hospitality, healthcare, and institutional property owners and managers, from 2005 to 2015. While at HD Supply Facilities Maintenance, Ms. Chaibi and her team transformed the business and grew revenue and EBITDA from approximately $840 million and $90 million, respectively, to $2.5 billion and nearly $500 million, respectively, over the span of a decade. Ms. Chaibi was CEO of Optimas Solutions, a leading global industrial distributor and service provider specializing in fastening and supply chain solutions, and most recently served as an Industry Advisor to private equity firm Warburg Pincus. She began her career at General Electric, where she held leadership positions across several business segments.

Mike Ochoa
Chief Commercial Officer

Mike is a Sales and Marketing executive with over 32 years of ever-increasing responsibility in a variety of industries. Prior to joining the CoolSys executive team in early 2011, he held the position of Senior Vice President of Sales and Marketing for Master Halco, North America’s leading fencing products company. Mike also spent 10 years in Sales and Marketing leadership positions with The Toro Company, as well as Foamex International, Sunrise Medical, Inc., and Bausch & Lomb. He holds a BA in Economics and Accounting from Claremont McKenna College, and an MBA from the Peter Drucker School of Management at the Claremont Graduate University, both in Claremont, CA.

Burton Hong
Executive Vice President, Secretary, and General Counsel (Registered In-House Counsel in California)

Burton (“Burt”) Hong joins us as our first General Counsel and Executive Vice President. For the past 9 years, Burt has been the General Counsel for Park Energy Group, which owns several companies that provide construction services and products for safe, reliable projects and facilities all around the United States. Prior to that, Burt was a securities litigator in Texas and Washington D.C. at two major law firms working on high profile cases like the Enron collapse and other insider trading matters. Burt graduated from the Georgetown University Law Center in 2001 and from Rice University in 1996.

Bryan Beitler
Vice President, Engineering

Bryan Beitler’s career includes 37+ years of experience in refrigeration and HVAC design, sales, energy, and operations support for businesses focused on grocery retail, cold storage, process refrigeration, and other mission-critical systems. His experience is highly technical, managing engineering services and manufacturing of refrigeration equipment, providing direct sales support to select customers, as well as operations and Energy Optimization Services support. He holds a degree in Engineering Technology with emphasis on refrigeration and HVAC from California Polytechnic State University, San Luis Obispo, Calif.

Steve Cook
General Manager, Mountain Region

Steve is SVP, General Manager Mountain Region. He has been with CoolSys for 30 years holding various positions including VP Service and Regional Director.

Bob Thomas
General Manager, Southeast Region

Bob has served our country in the Army for over 30 years, and has been awarded several decorations including the Bronze Star, two Meritorious Service Medals, and several other commendation medals; he is currently a Colonel with the United States Army Reserve with plans to retire in May 2018. Bob joined CoolSys & HVAC in 2015 as Regional Service Director for the southeast region where he successfully led a team of over 100 service technicians. He is well respected for his leadership abilities, responsiveness, and successfully building trust and teamwork. Bob spent over 11 years as a General Contractor, and holds a Business Management degree from the University of South Florida and a Master’s degree from Webster University.
